Trying to buy in Texas?

A bank’s “not yet” does not always mean “no.”

A job change, self-employment, a recent move, or credit you are rebuilding can make a standard mortgage hard today. Tell us what you can afford and where you want to live. We’ll see what else is out there.

Who this is for

You can need more time and still be serious about buying.

This can make sense if your income is solid but your mortgage file needs time because of a job change, relocation, self-employment, or credit history.

I want a home to live in

Tell us the area, price range, monthly payment, money you can put down, and what has stopped you so far.

I need time before a mortgage

Lease-to-own can give the right buyer time to work with a lender while living in the home.

What to expect

Different terms do not mean no questions asked.

The timing and payments can change, but you still need to show that you can afford the home. No one can promise that a lender will approve you later.

If a future mortgage is part of the plan, talk with a qualified lender early and find out what needs to change.

Be ready to share:

Buyer interest form

What kind of home are you trying to buy?

This starts a conversation. It is not a loan application, property reservation, or promise that a matching home is available.

Submitting this form does not guarantee a property, financing, approval, or specific terms. Financing questions should be reviewed with a qualified lender.

Buyer questions

Know what to expect

Do I need perfect credit?

Not necessarily for every structure, but your credit and full financial picture still matter. No one should promise future financing before a qualified lender reviews it.

What is a lease-option?

It combines a lease with a separate right to buy during a set period. The deadline can pass without a purchase.

What is seller financing?

The seller may agree to receive payments under written purchase terms instead of receiving the entire price at closing. Legal and lending requirements depend on the transaction.

Are these homes cheaper?

Not automatically. The value is often in the structure or timeline, not a guaranteed discount. Price and terms must be evaluated together.

Can you guarantee I will qualify later?

No. Only a lender can approve a future mortgage. Ask what needs to change, how long it should take, and what records you need to keep.
