Rental property with tenants

Plan the sale around the lease and the people living there.

An occupied rental can be sold, but the lease, deposits, rent status, notices, property access and needed repairs affect the plan. Intended possession also changes the buyer pool and closing plan.

Occupied or vacant sale

The right buyer depends on the tenancy.

An investor can value a reliable tenant. A buyer who plans to live there will need lawful possession by a firm date.

Sell with the tenant in place

Provide accurate lease and rent records. Include deposits, maintenance history and notices. The buyer must understand the existing obligations and income.

Sell after move-out

Account for the lease end, proper notice, turnover repairs, lost rent, utilities, security, and the time needed before marketing.

Sell directly as-is

A direct buyer can take on the tenant and the condition. The proposal still needs clear possession terms and lawful handling of leases and deposits.

Tenant rights remain in force

Do not promise possession or remove a tenant without following the lease and applicable law. Use qualified property-management or legal guidance when notices, deposits, disputes, or eviction are involved.
