House needs repairs

Sell as-is or repair first? Compare the full cost.

A repair can raise the selling price and still reduce the final result after labor and materials are counted. Delays, financing, utilities, taxes and a reserve for surprises matter too. An as-is sale has a different tradeoff: less work, usually for a lower price.

Look past the asking price

The higher price is not always the better deal.

Compare what is left after the work and waiting, not just what a repaired house could sell for.

Repair and list

Get written estimates. Add permits, contractor lead times, utilities, insurance, loan payments, and money for surprises.

List in current condition

A retail buyer can still buy the house, but the condition can limit financing or lead to repair requests, appraisal trouble, and a lower price later.

Sell directly as-is

A direct buyer takes on the work and the uncertainty. That makes the sale simpler, but the repair and resale risk shows up in the offer.

Estimates are fine. We’ll start with what you know and the result you need.

Submitting this form does not obligate you to make repairs or sell.
