Payments over time

Would monthly payments work better than all cash now?

Some homeowners would rather receive monthly income or aim for a higher total price than take every dollar at closing. Seller financing can do that when the equity, buyer, paperwork, and payment handling all work.

Start with the seller’s goal

The sale price is not the only number that matters.

We first ask what you need at closing, what monthly income would be useful, and how long you are willing to receive payments. Then we see whether the house and debt can support it.

01

Check the equity

Confirm the payoff, liens, taxes, title, and any underlying loan requirements.

02

Build the terms

Spell out price, down payment, monthly payment and interest, with maturity and default provisions.

03

Qualify the buyer

Verify identity, funds, income, affordability, documents, and a realistic payment plan.

04

Close and service

Use the appropriate title and legal review, plus lending, insurance and third-party servicing.

The honest tradeoff

More over time also means risk over time.

The seller does not receive all proceeds immediately and may face payment, documentation, default, or enforcement risk. The extra money has to be worth the added risk.

Seller financing is not a shortcut around underwriting or careful closing. The buyer, insurance, documents, payment handling, and exit plan all matter.

Questions the written comparison should answer:

  • How much cash is paid at closing?
  • What is the monthly payment and term?
  • Who services payments and escrow?
  • What happens after a missed payment?
  • How are insurance interests handled?
  • Which professionals must approve the structure?

Talk through the numbers

Tell us what you need now—and over time.

We’ll put your cash-at-closing goal beside the house, the debt, and a payment amount that works.

The final deal and Texas law control what can be done. This form is not an offer of credit or legal, tax, lending, or financial advice.

Seller-financing questions

What sellers should understand

Do I receive all my money at closing?

No. Seller financing generally means receiving a down payment at closing and the remaining balance through scheduled payments under written terms.

Could I receive a higher total price?

It can happen, but the house, buyer, debt, and risk still have to support the price. No result is guaranteed.

Who collects the payments?

A reputable third-party servicer should handle payments and statements, as well as balances and escrow functions when applicable.

How is the buyer qualified?

Expect checks on identity, cash, income, debts, affordability, and who will live in the home. A licensed mortgage professional may be required.

What if the property already has a mortgage?

An existing loan can create questions involving the existing lender and disclosures. Title, insurance and servicing must be reviewed too, along with the risk of default. It requires transaction-specific professional review and written direction.

Who prepares the documents?

The documents and disclosures should be prepared or reviewed through the qualified legal and title professionals, along with any lending, insurance and servicing specialists required for the transaction.
